Pilot's family home - a modern house with permanent formwork technology

The design project of the cottage was developed in a modern style for a young family. The house consists of three living rooms (master bedroom, nursery, guest room), two bathrooms, a cozy and large living room kitchen with a fireplace, two dressing rooms (one is next to the bedroom, and one is next to the vestibule). You can leave the kitchen, but a large covered terrace and barbecue area.

This complex project started at the beginning of 2020, now the beginning of summer and we, having completed all the design work, are ready to present it to the public. We will show all the stages of design and construction of this house in a diary format.

Even before choosing a site, the customers turned to us, to the DANICA company, with a desire to build a house. There was a clear understanding of "What we want", and the deadlines were set, but there was no project.

We started with it - with architectural design.

As soon as the style was defined and the walls were "raised" in ARCHICAD, the parallel work on the design project began. We will definitely introduce you to the architectural features and engineering tricks of the building in the near future. Now we are presenting the design project of the object.

The design project of the cottage was developed in a modern style for a young family. The house consists of three living rooms (master bedroom, nursery, guest room), two bathrooms, a cozy and large living room kitchen with a fireplace, two dressing rooms (one is next to the bedroom, and one is next to the vestibule). You can leave the kitchen, but a large covered terrace and barbecue area.

One of the main wishes of the couple was to use an engineering (parquet) board as a finishing material for the entire floor covering. It is clear that in technical rooms and wet areas we used porcelain stoneware, where the texture and color of the tiles was as close as possible to the selected wood.

The second wish was to use magnetic track systems for lighting, today they are in trend and will not soon lose their relevance. We used a built-in magnetic bus in a graphite-colored aluminum housing. With the help of special connectors, you can combine segments of different lengths, make transitions at an angle of 90 °. The luminaire itself is easy to install and move to any point of the magnetic bus.

The graphite color is readable in all rooms, somewhere it acts as a contour accent in details: the profile of flush-mounted doors, fittings, window frames, sockets and switches, and somewhere it takes with its mass like furniture in the kitchen.

Next to the map is a wood-burning stove and a fireplace, and opposite a chic comfortable sofa from the Ukrainian furniture manufacturer Blanche. The model with the cute name Melia has an aesthetic appearance from any side, so it can be used not only in the classic version of the arrangement against the wall, but also placed in an island way in the center of the room, as in our project itself.

The next island behind the sofa is a dining table for eight, and above it is a chandelier designed by Thierry Gauguin, it looks like a flowing stream of light where each pendant spreads on a wide base, as if hitting an invisible surface. The composition of the chandelier can be adapted in terms of size, height and number of fixtures.

The kitchen island serves as an additional work surface; we brought out the sink to form a working triangle. The island also helps to zone the space and separate the cooking area from the recreation area. To the side of the kitchen island is a hidden home bar with a wine refrigerator.

A freestanding side-by-side refrigerator is knocked out of the general background of built-in appliances, furniture, doors and other details. Customers did not want built-in refrigerators, but this did not make the design worse, due to its color the refrigerator does not knock out and looks harmonious with the entire kitchen.

Building a house using fixed formwork technology

Upon completion of the design work, preparations began for the construction of houses. Precisely houses, because in this project, on the neighboring plots there are 2 houses designed by us.

In July 2020, we started building both houses at the same time.

The plots are located in a pine forest, and immediately after clearing, preparations began for pouring the foundation.

The technology for construction is already familiar to everyone who follows our work - this is Passive House Block. Non-mountable wall formwork allows not only to speed up the process of wall erection, but also to achieve very high tightness rates.

The walls of the house are ready

Substrate preparation is not just about digging a trench and pouring concrete. After the work of heavy equipment, the hard work of workers begins. Tampers and shovels are used. Compaction of the soil under the foundation allows you not to worry about its integrity in the future. You can be 99% sure that with proper preparation, the foundation will not "move" anywhere and will not be covered with cracks. The second stage is reinforcement. For reinforcement, steel reinforcement with a diameter of 12 mm is used. In this matter, it is also worth paying attention to the styling. We do not just lay it on the ground, like most builders, but use waterproofing and special plastic "mushrooms". Thanks to them, the reinforcement threads do not touch the ground and work correctly in the structure. The foundation is poured with concrete vibration. Thus, voids are not formed and the concrete lays down evenly filling the entire formwork. Yes, 40 mm board is used for formwork.

The base is flooded, and after waiting for a technological break, our team proceeds to the construction of the foundation walls.

For these purposes, the ICF BLOCK fixed formwork is used. These are sheets of high density expanded polystyrene with adjustable ties. They allow not to use expensive removable formwork, but to pour concrete directly into them.

Thus, a flat foundation wall insulated on both sides is obtained. The insulation on both sides is 50 mm, but we always add another 100 mm on the outside.

The next stage is the exposure of the first row of walls and the construction process itself. For the walls, Passive House Block is used with a 30 mm gypsum board and 300 mm Neopor insulation.

Danica very often uses this material in the construction of modern cottages and this one is no exception.

The preparation and construction of the walls took about 3 weeks. During this time, at the time of shooting, we received a 95% finished house. In the next series, we will show the final result and tell you about the next steps in the construction of this project.
